Central Florida has weather conditions that are unique. Some say this is the lightning capital of the U.S., and we receive an annual rainfall between 50 to 60 inches. Many people envy our annual temperature range, but we also have a high humidity factor throughout the year. Because of these conditions, maintaining a constant vigilance to key areas will reduce high maintenance costs and keep your property and family safe from the elements.
Roof
Your roof is the first defense against water intrusion. The life expectancy of a shingled roof is between 15 to 25 years, depending on the product applied. Penetrations and flashings are not the same. Check all chimneys, vents, skylights and stacks for a good seal and discoloration of shingle color. Discoloration indicates dampness and may be the first indicator that water has penetrated the flashing.
Gutters
Gutters divert water from a less desirable place to a more desirable place. Gutters need to be cleaned several times a year or they will clog and hold moisture.
Deck
Temperature changes, moisture and ultraviolet light affect decks the most. Check for loose nails or screws, excessive rust and rotted support structure. Wash the deck and re-stain, re-seal or paint it.
HVAC
Find a local air conditioning company and set a schedule for annual inspections. Annual inspections assist in avoiding emergencies, especially during high-usage months.
Landscape
Cut back all tree limbs that touch your house to allow ventilation. Remove any suspect or rotted limbs over your roof. Adjust sprinkler systems and trim shrubs so irrigation spray does not splash on your siding.
Exterior
Check your home's exterior, paying special attention to wood moldings, doors and trim fascia boards that are subject to rot. Wood rot never gets better?fix it before it grows to a serious problem. If you suspect any termite activity, call a professional.
Electrical
There should be a lighting or surge protector at the main feed to your electrical panel. It's usually mounted to the side of the main box. If it's distorted in shape, call an electrician. Blinking lights also indicate loose wiring. If you're not sure if you have a problem, call an electrician.
Faucets
Walk the perimeter of your house and turn on and off all faucets. Check for leaks and broken pipes. Because the area has very hard water, check all valves inside for corrosion and function. Don't forget the water lines to your washing machine!
